Built in 2015, this stunning and spacious luxury four-bedroom family home offers the perfect base to relax and unwind in the exclusive Kingarve area of Dungannon.  Surrounded by peaceful countryside, yet only a few minutes’ drive to the bustling town centre of Dungannon and the M1 motorway, The Homeplace is an ideal option for exploring Northern Ireland. 

The Homeplace can comfortably accommodate eight guests with an additional two foldaway beds available on request.  We welcome children and have a travel cot and highchair available on request also.  The Homeplace is perfect for multigenerational families/groups and with the spacious double garage and outdoor areas, it is ideal for cyclists, walkers, motor cyclists, explorers, business visitors and anglers.  There is disabled access via the rear of the property.  All light switches, corridors and doorways are accessible for wheelchair users.  The Homeplace offers generous tarmacked parking for guests.

On arrival at The Homeplace you will enter a spacious hallway with a piano and a large cloakroom.  In the cloakroom you will find a variety of musical instruments, board games and novels to help you unwind after a long day of exploring the beauty of Northern Ireland.

The kitchen is fully equipped with a double oven electric stove, microwave, kettle and toaster.  You will also find you have all the crockery and utensils you will need to practise your culinary skills.  A large country style oak table is placed in the kitchen, comfortably seating eight guests.  There are an additional three seats available at the kitchen island. 

Through the double doors from the kitchen you will be presented with a beautiful sun lounge.  Double glazed windows encompass a large seating area, comfortably seating ten people.  A spectacular stone fireplace with a multi fuel stove ensures the house is cosy and homely for you to spend quality time with your companions.  The sun lounge is equipped with a large pull-down home cinema screen and a projector along with free high-speed fibre optic WiFi throughout the property.  You are welcome to connect your devices/consoles or to mirror to optimise your evening entertainment.  The sun lounge has fully reclining luxurious electric double seats with USB charging points.

The utility room in The Homeplace is large and fully equipped for all your laundry and food preparation needs.  There is ample storage, washing machine, tumble dryer, professional steam iron and extra-large ironing board.  A perfect facility for preparing for that special occasion, family trip out or important business meeting.  A full-size sink, hot and cold water, draining board and cleaning equipment such as a hoover and mop bucket can be found in this room.

The Homeplace offers a large bathroom with jacuzzi bath, power shower, hair dryer with shaver socket, and a mirror equipped with LED lighting, demister, and Bluetooth speakers – perfect for background music as you soak in the jacuzzi bath.  A WC can be found between the kitchen and utility room also containing a Bluetooth connectable mirror with shaving socket and LED lighting.  The ensuite bathroom can be found in the master bedroom and contains an electric shower, hairdryer with shaver socket and Bluetooth connectable mirror.

The four bedrooms all have king-size beds and adequate space for a foldaway bed/travel cot if required.  There is excellent storage space in each bedroom.  Black out blinds are fitted throughout the home, ensuring you have a good night’s sleep.  The beds are extremely comfortable, all with hotel standard mattresses and high-quality, hypoallergenic bedding and linen provided for your comfort.  The master bedroom boasts a remote-control operated ceiling fan with adjustable lighting.  The master bedroom also boasts a remote-control operated projector screen and home cinema system for a cosy night’s entertainment.

A large patio area, in a sun trap area, is accessible from the kitchen or the sun lounge.  Summer seats are placed around the exterior of the property and patio furniture is available for your pleasure during the Spring and Summer seasons.

For your safety and peace of mind, mains connected fire alarms (with battery backup) and carbon monoxide alarms are fitted throughout the property.  A fire extinguisher and fire blanket are in the kitchen.  In the unlikely event of a power failure, emergency night lights can be found in the hall and kitchen.

The exterior of the property is adequately illuminated with sensor lighting.  Disabled access is via the rear of the property. 

Contactless check in is facilitated with the use of a key safe and you will be welcomed with a welcome pack of local produce, a bottle of Prosecco or Alcohol Free beverage of your choice.
